Great little hotel on a quiet street with fantastic service. The breakfast was wonderful. Warning, parking during the day....make sure not to pay the hokey meter or the vultures will come slap you a ticket! We unloaded our car, and my hubby had some stomach issues, and the car was left on the street with barely any cars for 45 minutes... came out to pay, and they had already given us a ticket!

We booked 2 rooms for a stay in Edinburgh. The location is great and within walking distance to many sites. However, we did not have a good experience during our stay. The first night of our stay, the air conditioning was not working. On the second night of our stay we returned from a day in the city and found the water to be non-functional on the entire 3rd floor. This meant that we were unable to shower or flush the toilet. The manager on duty ensured us that the issue would be corrected shortly, but after returning from dinner there was still no water and we were told that the maintenance company would return at 7am the following morning. The manager was not able to offer us a room on a different floor and after I insisted, finally agreed to find us another hotel in Edinburgh for the night. We transferred hotels at 11pm and received a 25% credit for the single day of our stay and should have been reimbursed for the entire day. Lack of running water is unacceptable for a hotel and not having access to emergency maintenance service leaving an entire floor without running water is unacceptable for a hotel of this level.

If I could give this hotel less than one star, I would. My stay was extremely disappointing from start to finish. When we first checked in, the room they gave us was in unacceptable condition — the bathroom was dirty and disgusting. The duty manager's first response was that we should accept the room as is and they would clean it. We refused to accept a dirty room! After refusing, instead of offering a proper solution, the manager downgraded our booking, claiming there were no other rooms available, which is completely unprofessional. The duty manager eventually offered a "solution," that was not satisfied from our side, the whole process was frustrating and handled with a complete lack of professionalism, communication skills, and willingness to help. We had to suggest fixes ourselves. The duty manager kept blaming us for his own mistakes, which should never happen. If the fault is theirs, they should fix it themselves. Instead, all he did was keep saying 'sorry, sorry' without offering any real solution. This was truly shocking for us as Diamond members, we expected better treatment and respect, but unfortunately, there was none at all. On the second day, we requested housekeeping to clean our room. However, the cleaning was shockingly poor: trash bins were left same, almost nothing was moved or tidied, and the room floor appeared untouched — if it was vacuumed at all. It seemed like they didn’t really clean the room. We were shocked also when the manager came on the second day at night to deliver a blanket we requested and just knocked and opened the door immediately by his master key without any respect for our privacy. The entire staff was unhelpful, and disrespectful. There was no respect for guest privacy. We truly felt uncomfortable the entire stay and couldn’t get any proper sleep at all. Cleanliness: terrible.
Service: worse.
Management: poor & unprofessional. I would never never never never recommend this hotel to anyone. Avoid at all costs !!

Absolutely disgusting and dissapointing hotel for an incredibly high price. The pictures are lying. The lobby is nice and it seems like you’re off to a good start. However: we got a room in the basement with a tiny, tiny window that doesn’t open. The room was absolutely FILTHY. When going back to receptionist to complain they send you off with a “we are fully booked”. The room was hot, even with AC on, the bathroom had mold everywhere and cleaning was outright poor. Even my duvet had stains on it. After the night we headed to breakfast to top off the horrible stay. Poor selection of food and completely unattentive staff. I have had breakfast at hostels that were better.

The hotel reception area is nice, other than that the hotel needs a full refurb. Super outdated rooms and bathrooms. Reception told me that i was able to order some items from the menu complimentary at breakfast but that was not the case. At breakfast no one showed me to a table or explained or knew anything. Breakfast is very depleted, dry pastries and if you want porridge you got to pay extra. At reception I asked for a paper invoice as my work email blocks hotel emails and reception refused saying printer was downstairs and couldn't leave reception at all. No options were given not she attempted to call anyone to help. Save your money and go somewhere else. Hotel train your staff, upgrade the rooms, offer a better breakfast.
