Holiday Inn Express Edinburgh – Leith Waterfront is located on the outskirts of the city, in the cool harbour neighbourhood of Leith, also known as The Shore. Edinburgh Waverley train station is within easy reach and Edinburgh Airport (EDI) is 25 minutes away. Catch trams into the city centre from opposite the hotel. On-site parking is 10 GBP per night and spaces are limited.

Stroll along to the Royal Yacht Britannia and explore the former yacht of Queen Elizabeth II. Very clean and great rooms. Very comfortable bed. A very nice breakfast but very crowded as well. On the water front, very close to the Britannia ship. Easy to walk along the waterfront and some wonderful restaurants at the pier house. there is a fee for parking with a discount as a hotel guest

Situated in Leith, near the City Centre of Edinburgh. It has excellent transport links from the centre. The hotel does have a car park, which is chargeable. Upon entering the hotel, you are greeted by friendly, efficient and knowledgeable staff, which continues for the rest of your stay. The rooms are clean, well presented with everything you require. Breakfast was free with our deal. This was a buffet style, but was also well presented. Items did run out, but quickly topped up by staff members. Busy at times, but tables are quickly available and cleared efficiently. The bar is open till late. The hotel has a luggage room, which is very useful if you have a late flight. On the whole, delighted with this hotel and will definitely book here, if we return to Edinburgh.

This is a dependable, modern choice with great location, comfy rooms, and solid value. It is a reliable waterfront stay with comfort and convenience. Stayed at this Holiday Inn Express in Leith and it delivered exactly what a city hotel should: clean, comfy, and well-located. The rooms were air-conditioned, with handy extras like bedside USB ports, irons, and tea/coffee making kits . Daily housekeeping and free breakfast (buffet of hot and continental options) made mornings easy . The location is a stand-out: a short walk from Royal Yacht Britannia and Ocean Terminal for a bite or shopping, plus excellent tram and bus access into the city centre. Staff were friendly and the price felt fair considering the free breakfast and decent amenities like paid parking (£10/night)

Comparatively expensive, but that is primarily due to the location. The rooms were as you would expect, but they were in top condition and cleaned immaculately. Nothing was dated or worn. Service was excellent throughout. Breakfast areas are busy from 8:30 a.m. on weekends, so plan ahead. You will be asked to clear your table if you have just finished eating and folks are queueing. Iron and ironing board in each room is always welcome, to get those suitcase creases out.

The hygiene and breakfast of the hotel were good, we had no complaints about those. However, there were some serious issues that made our stay uncomfortable. Since we stayed at the end of September, the room definitely needed heating. Unfortunately, the air conditioner was only blowing cold air and did not provide any heat. Even though we reported this several times, no real action was taken. Eventually, we were given a small portable heater, but it only worked for short periods while we were awake. At night, we couldn’t keep it running and had to unplug it, which meant the room stayed cold. In the end, we actually got sick from being so cold during the nights. Another big problem was the lack of sound insulation. The walls let through all the noise from the corridor, and every single conversation outside could be heard clearly inside the room. To make things worse, our room was located right next to the elevator. Every time the elevator was called or used, it created a loud and disturbing noise, especially at night when we were trying to sleep. These are not issues that guests would face for the first time — I am sure many people before us have experienced the same problems. What was most disappointing was that no proper solution has been implemented. At the very least, rooms located next to the elevator should not be given to guests until the noise problem is fixed.
