Holiday Inn Express Edinburgh – Leith Waterfront is located on the outskirts of the city, in the cool harbour neighbourhood of Leith, also known as The Shore. Edinburgh Waverley train station is within easy reach and Edinburgh Airport (EDI) is 25 minutes away. Catch trams into the city centre from opposite the hotel. On-site parking is 10 GBP per night and spaces are limited.

Very clean and great rooms. Very comfortable bed. A very nice breakfast but very crowded as well. On the water front, very close to the Britannia ship. Easy to walk along the waterfront and some wonderful restaurants at the pier house. there is a fee for parking with a discount as a hotel guest

Excellent stay from start to finish! The hotel is clean, modern, and very comfortable, making it a perfect base for exploring Edinburgh. The rooms are well-maintained with cozy beds, ensuring a great night’s sleep. Staff are friendly, welcoming, and always happy to help. The complimentary breakfast is a big plus, offering a good variety and fresh options to start the day. Convenient location with easy access to attractions and transport. Great value for money—highly recommended!

The location is super accessible via tram and bus. I was able to take the tram directly from the airport to the hotel in under an hour. The location is great right only ocean terminal waterfront. The hotel could definitely use some touchups and Love I think the standard of cleanliness is not where it probably should be as well as the maintenance and upkeep. However, the staff is super friendly. I skipped breakfast most days and I’m glad that I did because most of the time the food wasn’t actually hot and it’s quite limited and mass produced. Overall, you get a great value for your money. But if you want luxury, you may want to choose a different IHG location. I would certainly consider returning here, but I would be very adamant about staying on the top floor for noise purposes and I have a location closer to the elevator like I did this time. It’s quite busy and popular so expect some wait time for the elevator, especially in the morning or at checkout time.

As a long standing clumb member of IHG Hotels since 2017, didn't look any further for our Edinburgh/Scotland's highlands trip so booked using member points for 2 nights. As usual the hotel room was great, pretty neat and clean. However on our Day 1, the food offered for the breakfast( Hash browns, Baked beans etc..,) was quite cold although we were there for the Breakfast at 6:50AM which quite surprised us as it's not a standard for Holiday Inn hotel. Staff offered a portable heater as the main one didn't work so big shoutout for arranging it quite quickly. Nevertheless, overall it was a good stay and I do hope to come back again.

A very interesting hotel policy...we checked in late on December 24th for two nights, I paid for 24 hour parking (£20) till c.a. 10 pm on December 25th. We had to cut short the visit and checked out around 11 am on 25th. Went for a walk to Royal Yacht (not very accessible on Christmas day). Came back and left. And today received parking fine for "illegal" parking on hotel grounds... All good image of hotel lost instantly... A very sophisticated way of getting extra quid from clients...
