Holiday Inn Express Edinburgh – Leith Waterfront is located on the outskirts of the city, in the cool harbour neighbourhood of Leith, also known as The Shore. Edinburgh Waverley train station is within easy reach and Edinburgh Airport (EDI) is 25 minutes away. Catch trams into the city centre from opposite the hotel. On-site parking is 10 GBP per night and spaces are limited.

One of the best Holiday Inns I've ever stayed in. The room was clean and spacious, staff was courteous and friendly, and despite the hotel being away from the city center, the tram stop nearby meant that it was only half an hour to get to the city center itself. Will definitely stay here again if I return to Edinburgh.

This is a dependable, modern choice with great location, comfy rooms, and solid value. It is a reliable waterfront stay with comfort and convenience. Stayed at this Holiday Inn Express in Leith and it delivered exactly what a city hotel should: clean, comfy, and well-located. The rooms were air-conditioned, with handy extras like bedside USB ports, irons, and tea/coffee making kits . Daily housekeeping and free breakfast (buffet of hot and continental options) made mornings easy . The location is a stand-out: a short walk from Royal Yacht Britannia and Ocean Terminal for a bite or shopping, plus excellent tram and bus access into the city centre. Staff were friendly and the price felt fair considering the free breakfast and decent amenities like paid parking (£10/night)

As a long standing clumb member of IHG Hotels since 2017, didn't look any further for our Edinburgh/Scotland's highlands trip so booked using member points for 2 nights. As usual the hotel room was great, pretty neat and clean. However on our Day 1, the food offered for the breakfast( Hash browns, Baked beans etc..,) was quite cold although we were there for the Breakfast at 6:50AM which quite surprised us as it's not a standard for Holiday Inn hotel. Staff offered a portable heater as the main one didn't work so big shoutout for arranging it quite quickly. Nevertheless, overall it was a good stay and I do hope to come back again.

Comparatively expensive, but that is primarily due to the location. The rooms were as you would expect, but they were in top condition and cleaned immaculately. Nothing was dated or worn. Service was excellent throughout. Breakfast areas are busy from 8:30 a.m. on weekends, so plan ahead. You will be asked to clear your table if you have just finished eating and folks are queueing. Iron and ironing board in each room is always welcome, to get those suitcase creases out.

Great staff, and a good location next to Ocean Terminal and the trams. King-bedded-room was of a good size, and the decor was fine. However... Our room (#100) was opposite the lift, and every 12 seconds - throughout the whole night - there was a loud vibratory noise from the lift shaft. Every. Twelve. Seconds. I lay awake all night, and so had plenty of time to count it. And the noise lasted around 8 seconds. It wasn't when the lift was being used. It was all the time. I spoke to a helpful woman at reception. She helpfully told me she knew about this noise, but that it usually only affected room 140 and 120! People staying in these rooms know about it too, and have commented in their own reviews. Given that this has been known about for a long time, why has it not been sorted?! I'm a loyal IHG customer. In fact I booked using points. Makes it all the more disappointing.
