PARKING

We offer convenient, private parking located at the rear of The Roseate building and additional parking located in the front of The House building. Cost: £20 per day. Limited Availability | Pre-booking required

EDINBURGH BUS AND TRAIN LINKS

Lothian services 12, 26, 31, 48 and 100 (Airport Bus) serve The Dunstane, as does the N26. Edinburgh Haymarket is only 5 minutes walk from the hotel. Edinburgh Waverley is a 10-15 minute bus ride away – take any of the buses mentioned above towards the centre of town and Princes Street.

EDINBURGH AIRPORTS

Edinburgh Airport is about 6 miles away, about 15 to 20 minutes away by car, or you can get the Airport Bus, the 100.

We stayed at The Roseate House for our honeymoon and had a spectacular time. From the moment we arrived, Zoltan went above and beyond to make our stay feel effortless and special. His attention to detail was incredible, and both his kindness and understanding of my partners sickness was truly appreciated and made our stay! Our room was an Executive Suite situated in the beautiful main building (same as reception). We highly recommend the afternoon tea; it was excellent, and Max’s service was absolutely impeccable. ​The hotel itself is beautiful, and the location is perfect. There is a picturesque walking path nearby that leads right to Dean Village, yet it’s still a very comfortable and easy drive to the airport. A truly wonderful experience for such a special occasion.

Absolutely gorgeous hotel. The setting is beautiful, the rooms tasteful and the staff were impeccable, friendly and professional. We don't normally book breakfast when we go away but wow the breakfast here is phenomenal. I would definitely come back here

The service we received was absolutely fantastic especially from Alexander - a credit to the hotel - albeit, the bar staff were a little slow. We had 3 meals - afternoon tea, dinner and breakfast and each one was of the highest standard. The dinner menu looks a little restricted but for good reason, as all the courses were superb. Just a mile from the city centre, the hotel was a fantastically lucky find. well done all the staff would recommend it to anyone

A ways from the Royal Mile, but this hotel cannot be beat for service and amenities. The front staff was friendly and accommodating. No request was too small or too large. My wife and I felt welcome and appreciated from the get go. Our hosts had a wealth of information on local opportunities and options. The room was spacious and incredibly comfortable. Highly recommend this top notch hotel. It was the best of our 12 day stay in Scotland.

Our stay was deeply disappointing, from start to finish and nowhere near the standard this hotel claims to offer ("The Best Luxury Hotel in Edinburgh" what a joke). Despite booking a suite, our room was downgraded upon arrival due to what we were told was a “technical glitch” that resulted in the hotel overselling our room type. That is not the guest’s responsibility, yet we were the ones who paid the price. To make matters worse, a suite booking was supposed to include a complimentary airport transfer. This was communicated multiple times in advance with the reservations team, including directly with Samuel, the reservations manager. Nevertheless, when we arrived at the airport, no transportation had been arranged at all, forcing us to take a taxi after a long journey. No explanation, no proactive communication, no apology that felt sincere. The room (Room 201) itself was very weary and tired, clearly in need of refurbishment. On top of that, the restaurant experience was poor—the staff looked overwhelmed, understaffed, a bunch of 16 year olds running around and stretched far too thin to provide acceptable service. What a management...
