PARKING

We offer convenient, private parking located at the rear of The Roseate building and additional parking located in the front of The House building. Cost: £20 per day. Limited Availability | Pre-booking required

EDINBURGH BUS AND TRAIN LINKS

Lothian services 12, 26, 31, 48 and 100 (Airport Bus) serve The Dunstane, as does the N26. Edinburgh Haymarket is only 5 minutes walk from the hotel. Edinburgh Waverley is a 10-15 minute bus ride away – take any of the buses mentioned above towards the centre of town and Princes Street.

EDINBURGH AIRPORTS

Edinburgh Airport is about 6 miles away, about 15 to 20 minutes away by car, or you can get the Airport Bus, the 100.

The service we received was absolutely fantastic especially from Alexander - a credit to the hotel - albeit, the bar staff were a little slow. We had 3 meals - afternoon tea, dinner and breakfast and each one was of the highest standard. The dinner menu looks a little restricted but for good reason, as all the courses were superb. Just a mile from the city centre, the hotel was a fantastically lucky find. well done all the staff would recommend it to anyone

A ways from the Royal Mile, but this hotel cannot be beat for service and amenities. The front staff was friendly and accommodating. No request was too small or too large. My wife and I felt welcome and appreciated from the get go. Our hosts had a wealth of information on local opportunities and options. The room was spacious and incredibly comfortable. Highly recommend this top notch hotel. It was the best of our 12 day stay in Scotland.

Just enjoyed a 2 night, excellent stay, at the Roseate. We were greeted on arrival by Alexander, which just kicked off the 5 star treatment we received throughout our stay from all staff. Nothing was too much trouble for any of them and they couldn't do enough for us, some going above and beyond. The room, in the main building, was comfortable and clean with all you could need, hairdryer, iron & ironing board, tea and coffee making facilities, minibar, safe. There was plenty of hanging space for clothes, plenty of plug sockets and even charging points for phones. We had breakfast both days at the hotel, experiencing both the cooked and continental breakfasts.... both were delicious. The hotel itself is perfectly situated, with a bus stop right outside, where you can catch a number 26/31 straight into the city which takes no longer than 10 minutes. In the other direction, you can find Murrayfield Rugby stadium, home of Scotland and Edinburgh team, just a 10 minute walk. Definitely recommend staying here and we will most certainly be back. Thank you all for a wonderful stay.

The manager on duty on December 5, 2025, was very rude, disrespectful and lacked managerial skills! I had the honour of being part of organising a Christmas ball dinner with a group of beautiful working-class ladies at Roseate Edinburgh in the Club Priv private dining room on the above date. We were full of hope of having just the perfect night. However, the manager who had previously agreed to us playing our own music came into the room not once but twice to turn the music off! He then returned right immediately to put everyone in the dark while we were dancing, until challenged to turn the lights back on. He did not utter any word or inform the organisers to take action or give any warning to the guests. After his first action, he went to the door then suddenly turned back to walk to the music speaker (again) and completely turned the music off! He later did the same move to the door and returned to put everyone of us in the dark! Something that traumatised me to date. Max and his female colleague who were great waiters were both present to witness this imperious attitude, and both of them never stopped apologising for their manager's act. This unacceptable behaviour must have been done in the past to give this manager such domineering courage to repeat such behaviour. Nothing was formally communicated in the process of the event or on the day and what was even more surprising was when the manager was spoken to, considering other guests residing in the hotel; he was sarcastic and rude in presentation. All he kept saying was "I know, I know" without listening to our concerns. It was more about agreeing to his behaviour to keep everyone of us quiet. His behaviour made it very clear that he is not a kind person or manager to his staff and due to his demeaning and bizarre behaviour, he certainly does not deserve to be in a managerial role!
